This is called "Zhine", a common practice for dream yogi.
The object/image you choose to observe should be at eye level and a few feet away from you. Feel like your focusing your mind through your eyes into the object, putting force behind it. Do not blink, or at least minimize it. "The purpose is to develop stability during perception of external objects, and eventually, objects in dream."-Tenzin Rinpoche
Eventually you will pass into "natural zhine", where your awareness rests on the object without needing to be held there, the mind is calm, thoughts don't disrupt your contemplation of the object. Now focus your mind on expansive empty space, like the night sky, the middle of your room, etc. Instead of keeping focused on one point in space, let your mind, while remaining in strong presence, to be diffuse.
According to Tenzin Rinpoche, the three obstacles are agitation, drowsiness, and laxity. You have to really focus and be alert, clear, engaged. Tis' very important.
Best to do this twice a day at least, it's like building muscles, consistent repetition is required.
