Elder Scrolls Oblivion is a great game....and it fits all of those requirements. :P
Oblivion, ALL THE WAY.
You could also try the theif series, they are pretty fun.

Final Fantasy isn't real time. There aren't that many real time RPGs. The Shenmue series is good. You can find it on Dreamcast and Xbox. A lot of MMORPGs are real time if you're into those.
